The Free Library requires floor maintenance for 8,490sf of polished concrete flooring at the South Philadelphia Branch Library at 1700 S Broad St, Philadelphia, PA 19145. Some of the services will have to be done on off hours as described in the detail below. The following specific services are required: 1 - Initial maintenance is a "rejuvination process" that entails deep cleaing of the floor slab with an auto scrubber and manufacturer recommended rejuvenating agents followed by an application of recommended topical guard products (ProtectSelect or ProtectPlus by the SASE Company is recommended). Finishing is with a high speed burnisher with recommended burnishing pads. This process is ANNUAL. This work is to be done in the main room (room 101) ONLY and due to furniture moves can be complete over a full 2 day period to allow for drying time. The Library will be closed for this work so that work can be done during regular working hours. It is assumed that half of Room 101 can be done per day while the furniture is moved to one side. 2 - After the rejuvination process, a refresh process is required TWICE A YEAR that entails deep cleaning with an auto scrubber and manufacturer recommended cleaning agents. Finishing is with a high speed burnisher with recommended burnishing pads. The difference between this process and the rejuvination process is that the rejuvination process includes the application of a guard product and only includes the main room. This work must be done off hours so as not to impact operational library time. This work will be done for all rooms - 101, 104, 105, 106, and 107. This process does not have an extended drying period requirment and can be done after hours while opening the next morning. Additional Information: Move of furniture is required as described above - large furniture has casters. Furniture must be placed back in the original positions as per the plan provided. FLP staff will review positioning as well. No move of computer equipment or tables and wiring - contractor must do an optimum job of cleaning under computer tables without moving them. The Library will ensure that all wires are off of the floor. The Rejuvination process ONLY applies to the main room (Room 101) - there is NO rejuvination process in rooms 104,105,106,107 Floor plan showing location of the polished concrete floors is attached. All work must be scheduled with the Libraries Property Management Division.
